Title Insurance
Most properties have a long history that buyers know nothing about. Someone could have misfiled a document when the property was bought 30 years ago and that mistake could affect your ownership of the property today. Western Title Company makes sure that your title insurance protects you from any previous mistakes or hazards. Our experienced staff of title examiners and closers ensure that your rights as a property owner are protected.

Title Search Reports
Our title search reports are a review of the property's past and present ownership. The report determines possible liens, title defects, or judgments. Western Title Company sticks to a strict code of ethics and state rules to ensure that all personal information found in our reports stays confidential to the deal. You can feel safe when you get your title report done with Western Title.

Closings
Western Title Company coordinates and/or handles the closing by providing the parties with copies of relevant documents, getting the documents signed to transfer ownership and finally filing them with the county. We make arrangments for proper payment and distribution of funds, then we issue the title policies. Western Title Company has no ties to any real estate company to ensure that your rights, as a consumer, are fully protected. 

What happens if there is a problem?

The behind-the-scenes work of Western Title Company promotes the efficient and secure transfer of real estate. Title insurance doesn't guarantee that you won't have a problem, but it does give you assurance that we will be there to help fix the problem. Unlike other types of insurance, the title insurance premium is paid only once and lasts as long as you own the property.

A nationwide survey found that in 25% of real estate transactions there are defects in the title that are usually unknown. If not remedied before you buy the property, these problems could hurt your right to own or enjoy the use of the property.

Community
On June 20th WTC held our WTC Cookout and Hero Homes Fundraiser. With the help of many realtors, lenders, friends, family and other clients of WTC, we were able to raise a great gift for Lubbock Hero Homes.
We are so blown away by the time and resources that many local builders and companies put into helping local heroes every year. Western Title Company is grateful to all of you for what you do for our community.
